Pay for the independent assessment when the stakes or the uncertainty are high:

• You're buying or selling the home. Lenders, insurers, and buyers want a certified engineer's report, not a contractor's estimate.
• The diagnosis isn't obvious. If it's unclear whether movement is cosmetic settling or a structural problem, an engineer tells you what's wrong with no incentive to oversell.
